PURCHASE / SALE:

  • Liaising with the vendors or buyers, their agents and legal representatives.
  • Negotiating private reservation/promise to purchase contract upon client´s approval. This will highlight all items that are included in the price, contractors insurance, warranties and, in general, the terms and conditions of the operation.
  • Full investigation of the vendor´s title to the property:
    The property and land for sale match the details registered and the sellers are the registered owner.
    There are no debts, charges, encumbrances, legal proceedings.
    Planning permissions are in order and the property is a legal build.
    Check latest town plan, building restriction, green zone or includes a public pathway or similar.
    Check that the property taxes, community fees and utility bills are up to date and fully paid. If not, debts will be retained from the purchase price.
  • Conducting Land Registry, Town Hall and Cadastral Registry legal searches.
  • Reporting to you on the title.
  • Utility Bills receipts.
  • Attending to exchange of contracts.
  • Preparing completion statement and requesting funds for completion.
  • Making arrangements with you and with banks to transfer funds for completion.
  • Making arrangement with notaries for completion.
  • Attending completion and, if required, executing the completion deed on your behalf by means of a Power of Attorney (POA).
  • Submission of the completion deed to register your title at the Land Registry (purchase).
  • Redemption of existing mortgaged, if required, and follow up on the redemption by the bank.

  • Receiving and providing all the necessary info/documentation to the bank.
  • Advising regarding all the clauses and conditions of the mortgage.
